Investment management is a fantastic method for busy professionals who would like a fixed agreed return within a period of time. This method eliminates the standard route that usually requires an in-depth investment analysis but can also reduce the many rejections, the vast time spent, the constant travelling, the uncertainty and deals falling through.

BTL - Buy to Let  

This is a low risk, simple strategy for investing in property. A property can be purchased and let out on a single unit basis to achieve returns of 10-20%. Dependent on due diligence, property specification, area of purchase and rental demand, this can prove to be a great investment. Cashflow and capital appreciation can work to your advantage.

HMO - House of Multiple Occupation.  

This is a popular strategy which can utilize your asset far greater than a single lets by letting the property to 4,5,6 individuals on a room by room basis. The returns achieved can be 20%+, however factors such as increased management, time demands, higher tenant turnover & increase expenses i.e. Utility bills & repairs will need to be factored in. Compliance and working in accordance to council rules is also critical for a successfully operated HMO.

BRR - Buy, Refurbish Refinance

This is a creative strategy to pull out all or majority of your initial investment capital and then re-invest into further properties. The process involves, buying a property, adding value and creating equity within the asset to then refinance via a mortgage lender. The refinance must be higher, paying you back your initial deposit, legal fees & refurbishment costs. Returns can be 50%+ with a small cash-flow from letting the property. Purchasing correctly, refurbishing to create equity that reaches the desired end value is critical to successfully implement this strategy.

DEVELOPMENTS AND CONVERSIONS -

A MIX BETWEEN BRR/HMO/BTLs

This is a superb investment method that can generate substantially high returns & cash-flow. This is a level up from the standard property refurbishments, as it can include configuring and modernizing distressed properties adding additional accommodation. Converting buildings into flats and building houses from the ground up can also allow the most value to be added to the investment. These types of deals can vary with the returns as you can sell and make 10s or 100s of thousands in a single deal medium to high development. Furthermore, you can refinance and pull out your initial capital or more and also having multiple units the cash-flow can be as high as £500 - £100k per month.
