Referencing

When you have found a suitable property with us, the tenancy preparation begins. The first step will require you to complete a reference application form. We work hand-in-hand with credit referencing companies and some of the references that we will require include the following:

 

  • Previous landlord references

  • Employment references

  • Bank reference

  • Self employed (Accountants references)

  • Photographic identification (Passport or Drivers licence)

  • Student (Guarantor or show rental affordability)

Property Reservation

Once you have chosen the property that you would like to move into, you are advice to secure the property as soon as possible. You can make this reservation by paying a “holding deposit”. Rest assured that we will be deducting this amount from the balance that is owed before the start date of the tenancy period. You should also know that the holding deposit is fully refundable, in the event that you fail to pass the referencing process minus the sum amounted for our administration and referencing fee.  In the event there has been any misinformation or inaccurate information has been provided for the referencing, you should know that the holding deposit will automatically become non-refundable.

Tenancy Agreement

As part of the tenancy preparation phase, you will be entering into a binding contractual agreement made in the form of an Assured Tenancy Agreement. A copy of the agreement will be provided to you and it will explain comprehensively the obligations that both you and the landlord have towards each other (as well as the house itself) during the period of your tenancy.

 

The agreement is as standard as it can be. However, in order to ensure that you are entering into it with full understanding of its requirements and their implications, we will recommend that you seek competent legal advice from your lawyer or legal representative.

Compliance
Inventory

An inventory report will be created prior to the start of the tenancy period in order to provide a measure of protection for both the landlord and the tenant during and after the tenancy period. An inventory report gives an in-depth and exhaustive description of the condition and content of a property and it is usually taken just before the tenancy period begins. An inventory is the documentation that completely details all the contents that are housed in the place where you will be tenanting.

 

It is a normal practice for the inventory and schedule of condition to be combined into one concise report. The act of taking inventory and recording the condition of the property and any of the items that are included in the tenancy will prevent the occurrence of any sudden misunderstanding between the landlord and the tenant when the tenancy period reaches its agreed-upon end. The report serves as a legally binding contract that is set out in the tenancy agreement between all parties. Upon the check out and subsequent ratification, there will be an honest opinion provided on whether any damage that was sustained during the tenancy was attributed to the tenant, ‘fair wear and tear’ or due to any negligence of maintenance on the part of the landlord.

Tenancy Responsibilities and Obligations

Now that you are officially part of a prestigious community of people who tenant fantastic properties, we implore you to kindly abide by the set rules and regulations of the property. The house rules will be provided to you once you begin your tenancy and will serve as a guide for you to be able to keep the house in good condition. As per the tenancy agreement, the responsibilities that you as the tenant is required to carry out are explained more exhaustively and in better detail.

Deposit Returns

When your tenancy comes to an end, the landlord or inventory clerk will take an in-depth inspection of the property and compare it with the state it was when you moved in, usually against the inventory report. This will serve to check the condition of the house and for any defects that will require attention. In the event that you as the tenant are responsible for any damages to any part of the property (such as appliances, utilities, furniture, etc., the landlord will only be able to make any deductions after getting your written permission.
